Renovation Management Services
We provide two structured phases of professional oversight, designed to protect your investment and give you complete peace of mind.
Project Setup
Before construction begins, we lay the groundwork. Phase 1 covers all planning, sourcing, and preparation so that when work begins, it begins correctly.
Property Walkthrough
A thorough on-site assessment of the property to understand current conditions and renovation needs.
Renovation Consultation
We discuss your goals, priorities, and budget to establish a clear project direction.
Scope Clarification
We help define exactly what work needs to be done — before contractors are engaged.
Contractor Sourcing
We identify and vet qualified local contractors for each trade required by your project.
Bid Collection & Comparison
We gather bids and present a clear comparison so you can make an informed decision.
Budget & Timeline Outline
We prepare a preliminary budget overview and project timeline based on contractor input.
Renovation Management
Once construction begins, we are your eyes and ears on site — coordinating, documenting, and communicating every step of the way.
Contractor Coordination
We act as your primary point of contact with all contractors and vendors throughout the project.
Schedule Management
We monitor the construction schedule and flag delays early to keep your project on track.
Site Visits
Regular on-site presence to observe progress, ask questions, and verify work quality.
Photo Documentation
Comprehensive photo records of each stage, giving you a clear visual record from start to finish.
Budget Tracking
We track all project expenditures against the approved budget and flag overruns proactively.
Payment Verification
We review invoices before funds are released to ensure they align with completed work.
Weekly Client Updates
Every week you receive a structured update: what was completed, what is upcoming, and any issues.
Punch List & Final Walkthrough
We document outstanding items at project completion and confirm all work is resolved before closeout.
Transparent fee structure.
Management fees are calculated as a percentage of actual project expenditures — not estimates. Minimum project fee of $4,000 applies.
We manage. We do not build.
Palm & Stone Co. acts solely as the homeowner's representative and renovation project manager. We do not provide construction services, construction labor, architectural services, engineering services, or general contracting services.
All contractors engaged on your project are independent vendors. This distinction is important — it means we are always on your side, with no financial interest in any particular contractor or outcome.
Ready to discuss your project?
We'll respond within one business day to discuss your renovation goals and how we can help.
